Big Trees Village Property Owners Association Membership Information

Please note that at the May, 2011 BTV Board meeting,
the Board waived the $200 initiation fee for 2011.

 

 

Two annual membership options are available for property owners in Big Trees Village.

 

Associate Membership ($90) includes voting privileges. These funds are used to hire year round professional management to look after the interests of Big Trees Village and to administer the CC&Rs.

 

Recreation Center Membership ($405) includes Assoicate Membership fee with voting privileges, and also provides access to the Recreation Center's pools, tennis and basketball courts, and picnic area. The Recreation Center Membership fee is used to maintain and operate the Rec Center. As mentioned, please note that Recreation Center membership automatically includes the $90 Association member fee. While the decision to join the Association or Recreation Center in any given year has been and continues to be voluntary, the Board encourages each property owner to join at one level or the other in order to support the presence of year round professional management of our Association.

 

The BTVPOA Board of Directors is responsible not only for overseeing the operations of the Recreation Center and surrounding 17 acres of association common space but also for administering the CC&Rs. The attractive appearance of our community today is the result of the consistent application by the Board of our CC&Rs over the past 40 years. The homes in earth colors, the lack of fences in those Units where they are disallowed, and the absence of mobile homes and businesses with signage are a result of consistent enforcement. The Board writes scores of letters each year to property owners bringing to their attention elements of the CC&Rs, and while each of us can cite an example of someone who does not seem to quite "follow the rules", the fact is that 99% of property owners are pleased to comply with the CC&Rs when an issue is brought to their attention. They understand that the property values in Big Trees Village are related to the beauty of this community, and the CC&Rs have contributed greatly to preserving that beauty. Also of importance: the BTV CC&Rs are not onerous; they are purposely modest and non-intrusive. Again, please note that the Associate Membership dues of $90 are used to support year round management and administration of the CC&Rs, not the Recreation Center or common space. If you do not choose to use the Recreation Center, please join at the $90 Associate membership level.
